5 Signs Your Property Has a Drainage Problem

Most drainage problems do not show up as a flood. They show up as small, repeated annoyances that homeowners get used to and stop noticing. If any of these sound familiar, it is worth having someone take a real look at the grading and drainage on your property.

1. Water pools in the same spot after every rain

A patch of lawn or a low corner of the driveway that stays wet long after the rest of the property has dried out usually means water has nowhere to go. Grass in that spot often thins out or turns a different shade of green over time.

2. Mulch beds wash out

If mulch keeps ending up on the walkway or driveway after a storm, water is moving across the bed faster and with more volume than it should. That is often a sign the grading around the bed is sending more water toward it than the soil can absorb.

3. The basement or crawl space smells damp

Water that is not being carried away from the foundation has to go somewhere, and that is often down. A musty smell or visible dampness near the foundation walls is frequently a landscape drainage issue before it is a foundation issue.

4. Water runs toward the house instead of away from it

Grading should slope gently away from the foundation on all sides. If you watch where water actually goes during a heavy rain and it is moving toward the house rather than away from it, that is worth fixing before it causes real damage.

5. The same wet spot keeps coming back after you have tried to fix it

Adding topsoil or reseeding a wet patch sometimes helps for a season, but if the underlying grade or drainage path has not changed, the water finds its way back. A lasting fix usually means addressing where the water is coming from, not just where it ends up.
